If you are rebuilding on Estero Island, impact glass is at its most sensible right
now and least sensible in three years’ time. That is not a sales line — it is what the
arithmetic actually does.
During the build, it is barely a premium
Retrofitting impact windows into a finished house means removing and reinstating glass, frames,
finishes and often stucco. Specifying them into a build under way means the units simply go in
instead of other units, and you pay the difference between a rated window and a standard one rather
than the full cost of a protection project.
Estero Island has more houses mid-construction than anywhere else we work. For those owners this
is the cheapest impact glass will ever be.
Rental property, and the person who is not there
A large share of the island is rented. Every deployable protection product depends on somebody
being present and willing — an owner, a manager, or a guest who has been handed instructions
and a promise.
Impact glass removes that dependency entirely. It is in the wall, it is rated, and it does not
care who is in the house. On a rental this is frequently the deciding argument rather than a
secondary one.
What we install
Our impact windows and doors are Eastern Architectural Systems — EAS, a
Florida manufacturer. We are also set up to supply Mr. Glass. This is the one
line where we are the installer rather than the manufacturer; we build our
accordions and
roll downs ourselves in Cape Coral.
Every unit carries a Florida Product Approval, which is a schedule of sizes, configurations and
design pressures rather than one number. On an island the design pressure is higher than inland for
the same opening, so ask for the approval number and the approved pressure at your opening

It still will not cover the deck
No amount of impact glass protects a covered deck or balcony opening, and on the new elevated
houses that is a large exposed face. That wants a
roll down screen, and leaving it open is also why
a well-glazed house can still earn nothing on the opening protection line of a wind mitigation form.
Permitting through the Town of Fort Myers Beach
The Town runs its own building department, and post-Ian it is dealing with an extraordinary volume of work — which means submittals get looked at properly and timelines are what they are. We specify to the current requirements rather than to what used to pass. Permitting is handled as part of the job.
