Marco Island is the southernmost barrier island municipality on Florida’s Gulf coast, sitting at the western edge of the Ten Thousand Islands. It is in Collier County but it is not Collier County’s to permit, and it is not Naples. That distinction is the first thing to get right here, because getting it wrong costs weeks.
Three jurisdictions, and people call the wrong one constantly
- City of Marco Island — its own building department on San Marco Road. If your address is on the island, this is your office.
- City of Naples — a different city entirely, twenty miles north.
- Collier County — everything unincorporated in between, which is most of what people call “Naples.”

What the island is exposed to
Ian brought a mandatory evacuation and a forecast surge in the range of 6 to 9 feet. The city later waived permit fees for a window of Ian-related repairs — though it kept the requirement that the work still be permitted and inspected, which tells you something useful about how seriously this building department takes documentation.
Base flood elevation requirements on the island have tightened since, as they have across the coast. If your project is part of a larger renovation, the elevation and substantial-improvement arithmetic needs doing before the first permit goes in.
Say the honest thing about surge on a barrier island: a hurricane screen does not hold back water. It is rated for wind pressure and wind-borne debris. On Marco that is still most of what damages a home above the surge line — but it is not a flood product, and we will not sell it as one.
Single-family and high-rise are different jobs
Waterfront single-family
Wide rear lanais facing open water on the canals and along the Marco River. Long spans, salt-laden air year round, and a view that is the entire reason the house costs what it costs. This is core motorized screen territory.
Condominium and high-rise
Lanai and balcony openings, higher wind speeds with height above grade, and an association that will have a firm view on anything visible from outside. Expect architectural approval as a separate step from the city permit.

Who issues my permit on Marco Island?
The City of Marco Island runs its own building department. It is not Collier County and it is not the City of Naples, which is the single most common mix-up we hear on the island.
Will a hurricane screen protect against storm surge?
No. Screens are rated for wind pressure and wind-borne debris. Surge is a flood matter handled through elevation, flood openings and insurance. On a barrier island that distinction is worth being blunt about.
Can these be installed on a condo lanai or balcony?
Yes, and it is common work. Expect your association’s architectural approval to be a separate step from the city permit, and budget time for it.
Does salt air shorten the life of a motorized screen here?
