In Grandezza, Shadow Wood, West Bay Club, Bella Terra, The Preserve at Corkscrew, Pelican Sound and most of the gated communities here, any change to the exterior appearance of your home needs approval from the community’s architectural review committee before it goes on. That is not the Village’s rule, it is your association’s, and the Village permit does not override it.
- We look at it and specify. Exact openings, housing size, mounting detail, and the finish color — because color is usually what review committees actually care about.
- You submit to the ARC. We give you the product data sheets, the Florida Product Approval numbers, the finish specification and elevation detail in the format committees ask for.
- Approval comes back. Timelines vary by community and by how often the committee meets. This is normally the longest step, and it is worth starting before hurricane season rather than during it.
- We pull the Village permit and schedule the install.
- Inspection.
Screens tend to clear architectural review more easily than visible shutter systems, because when the screen is up the only permanent visible component is the housing. That is also why housing size is not just an aesthetic question here — a smaller housing is an easier approval.
