Impact Windows on Marco Island, FL
On Marco this is frequently not a preference. If you are in a building with an
association and a window that needs replacing, impact glass is often the only thing you are
permitted to put back.
Why associations end up here
An association’s job is to keep a building consistent and to keep the envelope rated. Impact
glass does both: nothing is fitted to the outside, nothing is visible, nothing depends on an owner
being in residence, and the opening is protected permanently.
Which is why a lot of Marco buildings have written it into their standards for window
replacement. If that is your situation the decision has been made for you, and the useful
conversation is about which units and what they are approved to carry.
What we install

Away from the condominiums, a great deal of Marco is original 1960s and 70s canal stock, and a
fair amount of it still has its first set of windows. Those units are decades past useful life, and
if they are coming out anyway then the labour is already being spent — doing it once with
impact units is the efficient version of that project rather than a separate protection purchase.
If your windows are not due for replacement, the arithmetic changes completely and
usually points at shutters first.
The approval number is the spec that matters
Every impact window sold legally in Florida carries a Florida Product Approval, and it is a
schedule rather than a single figure — sizes, configurations and the design pressures each is
approved to carry. The same unit in a wider size carries a lower rating, and an exposed corner needs
more than a sheltered elevation.
On an island the design pressure is higher than inland for the identical opening, which is
exactly why nobody can quote you a DP rating over the phone. Ask for the approval number for the
exact unit and the approved pressure at your opening size. Our

It still does not cover the lanai
No amount of impact glass protects a wide covered lanai or a balcony opening, and on a Marco
canal home that is the largest exposed face on the building. That wants a
roll down screen — and leaving it open is why a
fully glazed house can still earn nothing on the opening protection line of a wind mitigation form.

The City of Marco Island permits its own work
Marco incorporated in 1997 and runs its own building department, so this is a city submittal rather than a Collier County one even though the mailing address is Collier. Separate process, separate review times. Permitting is handled as part of the job.
