The approved-products list
Condominium and community associations here generally maintain a list of what may be fitted to
an exterior opening, and the list exists to keep the building looking like one building. Anything
that stays visible from outside tends not to be on it.
A roll down shutter is a box above the opening and nothing
else when it is up. Down, it seals the opening completely. On a mid-rise or high-rise balcony that
is frequently the only powered product an association will approve at all, and on the newer
single-family rebuilds it is what keeps an expensive elevation clean.
Send us the association documents before anything is ordered. We would far rather specify to the
list than submit a package that comes back rejected, and on this island that happens to people
constantly.
Close it and fly home
The other Marco argument has nothing to do with committees. A great share of the island is
seasonal, and a closed roll down is a solid aluminum wall over the opening. One button on the way
out in April and the property is shut for the season — dark, cool, and not worth anyone’s
attention from the water or the walkway.
That removes the problem every other product has here: needing somebody on the island when a
storm forms. Every motorized system we install has a manual override, so if the power is already
out you crank it down by hand.

Both manufactured in our Cape Coral shop on a box sized to your opening. The bigger slat is not
the stronger one — the double wall on the 55mm is where the load capacity comes from.
The City of Marco Island permits its own work
Marco incorporated in 1997 and runs its own building department, so this is a city submittal rather than a Collier County one even though the mailing address is Collier. Separate process, separate review times. Permitting is handled as part of the job.
