Because every one of those systems protects the town. None of them protects your lanai.

Buried power lines do not stop a roof tile from crossing a street. A stormwater system that prevents flooding does nothing about wind pressure on a 20-foot slider. Resilient infrastructure and opening protection solve different problems, and Babcock Ranch has comprehensively solved the first one.

The homes here are new, well built and code-compliant, which means the glazed openings are generally already rated. The gap is the same one we find on new construction everywhere in Southwest Florida: the covered lanai. New builds are designed around indoor-outdoor living, the openings are large and getting larger, and a lanai is not a rated opening — it is a hole with a roof over it.

What that means practically

  • Your windows are probably fine. We will confirm rather than assume, but on a house this new they usually are.
  • Your lanai is the job. One screen, one span, closed from a switch.
  • A screen also buys you the other 360 days. Sun, heat, insects, and the ability to actually use the outdoor room you paid for in August.

Design review comes first

Babcock Ranch is a master-planned community with real architectural standards, and anything that changes the exterior appearance of your home needs approval before it goes on.
